Abstract

The aim was to make green living normal, we will explain why we believed if we could produce an energy efficient home at the same price as a traditional home.

Enkelt: simple living is Ballyconnelly Development’s Scandinavian inspired design. Our challenge was to make green living normal. Our solution was to create an affordable, contemporary and aspirational home without compromise that appeals to everyone. The design and subsequent development was voted by the judges at the Glasgow Herald Property awards as the best in the “High Performance Home” category.

Professor James Sommerville, Chair of the Judging Panel for The Herald’ s Property Awards for Scotland 2008 said:

“ Enkelt Living was described as a breath of fresh air by our panel. This is an excellent example of a sustainable home, with strong recycling policies, minimum construction waste and an efficient heat recovery system”

I will detail how we overcame some of the minor problems like no land, no money and the fact that none of us had ever done it before. 

R&D
I will explain why we selected the SIP panel as our main method of construction and the importance of choosing the right supplier.

Design
In this section I will describe the choices taken over the designs, including choosing the right architects, it was always going to be an important element of the process and I will explain the options we were offered and why we choose the architect we did.  The creation of “Enkelt simple living” the design ethos of an enkelt home including the internal layout, flow of natural light, the zenlike warmth of natural timber and the importance of ecologically friendly paints.

Construction
In this section I aim to describe the process of the complete construction, the good, the bad and the downright ugly.

SIP panels
I plan to devote a large portion of the seminar on the benefits of using SIP panels during construction, the flexibility in design layout, possibility of higher ceilings and the lack of roof trusses. The actual speed of construction and the problems encountered by poor processing, the lack of quality control in the “special timbers”.

Passive Construction
I will share the joy of finally achieving passive quality for under £1000/m2 and the additional elements that made this achievable such as heat recovery, VC foils, thermo barriers, cavities, preheating air etc.

The future
I believe the answer to affordable passive home construction is achievable through engineering design and off site manufacture and will be open to questions about our design, development and will be only too willing to share my beliefs in the importance of collaboration and future product development.

Speaker: Pol Stewart, Ballyconnelly Developments Ltd

Pol Stewart is the founder and managing director of the Ballyconnelly companies.  After leaving school he spent 4 years serving a traditional engineering apprenticeship in the shipyards in Greenock before joining the merchant navy.

During his term in the merchant Navy Pol attended the Glasgow College of Nautical Studies where he studied naval architecture, engineering design, thermal dynamics and heat technology. After college he spent 10 years in the oil and gas sector, much of it in Norway before the current business evolved from a property management company he established in 2000.

Ballyconnelly Developments Ltd. has developed the award winning eco friendly “Enkelt Simple Living” a Scandinavian inspired house design. The company took up the challenge to make green living normal. Their solution was to create an affordable, contemporary and aspirational home.

The homes were built by Ballyconnelly Construction Ltd. and this company is currently working with Scottish Enterprise to establish a state of the art SIP manufacturing facility in Scotland where panels will be laminated, engineered and preassembled. The company plan to install a series of additions within the factory such as under floor heating, roof tiles, windows and breather membranes before a wind tight and waterproof unit is transported to site.

Pol witnessed successful modular construction within the Scottish shipbuilding twenty five years ago and believes the transfer of these skills will be key to developing a UK wide class leader within this sector within Scotland.
